Highcliffe House is room only.

There is no provision for breakfast at Highcliffe ‘House with Rooms’.

Highcliffe is only a 10 minute walk along the seafront to Gylly Beach Cafe which serves breakfast from 9am. The town centre is a 5 minute walk away offering lots of places to eat breakfast.

There are Tea & Coffee making facilities in all rooms.

Sleep In

The best thing about room only is you won’t feel the pressure to get up early. You can get up as early or as late as you like. There are tea & coffee making facilities in your room and a mini bar in the dining room with fresh milk and ice.

Easy Check in

 Highcliffe House is self check in. Arrival is between 2pm & 8pm.

Just arrive in your own time because you’re not going to be keeping anyone waiting for you. So visit friends on the way down or pop to The Eden Project first. Take your time and make the journey part of the holiday.

Self Check In

So a day before you are due to arrive you will receive a check in code. Just put the code into the digital key pad at the front door and make your way to your room. Easy.

Check in: Between 2pm & 8pm.

Check in is ‘Self Check In’: just like entering self catering accommodation. This takes the stress out of your journey as you don’t need to worry about keeping us waiting. Just relax and enjoy the trip. You will be able to contact us via our messenger service if you need help. 


Highcliffe is booked on a room only basis. There is no breakfast included.

Terms & Conditions

To secure an advance reservation:-

Once you have found your room and choosen to book you will be asked for your card details in order to secure the reservation.

The amount equal to the first night’s stay will be taken from your card. 

Card details will be kept securely using STRIPE and used to pay the full balance 7 days before your stay, in case of cancellation less than 7 days prior to your stay, alteration less than 7 days before your stay or additional purchases while you stay. Card details are deleted securely upon your departure. Through this process Highcliffe is GDPR and PCI Compliant. No member of the Highcliffe team is able to access your full card details.

We do not accept AMEX, cheque, bank transfer or postal order.

What if you want to change your card? When the balance is due – 7 days before your arrival – you will be sent an email message with an easy click ‘pay now’ button. If you do not pay the pre authorisation will be charged.

No exceptions will be made to the terms and conditions.

I want to cancel : No reason for cancellation is ever a nice one and often arises because of devastating personal circumstance or a change of plan last minute. Please remove the costly problem of cancelling your holiday by taking out insurance, however unlikely you think your cancellation may be. PLEASE TAKE OUT INSURANCE AS SOON AS YOU BOOK in order to cover yourself fully. Please understand that you were made aware of these terms at time of booking in order for us to save your room for you. Please don’t ask us to void our terms and conditions. Verbal abuse will be reported.

“Why should you keep the deposit? That’s not fair.” If you agree with that statement, do not book a room with a deposit attached. There are plenty of offers that charge you more for your room without a deposit. We also offer that rate. If you clicked the ‘I agree with the terms and conditions’ box then you waivered your right to argue for your deposit to be returned in favour of a more desireable rate.

Travel insurance will cover you for your deposit and the cost of the holiday.  Please don’t put more pressure on yourself and make sure you are insured.  Travel insurance for UK based holidays can be as little as £6.00 per person, please consider this option. Try www.comparethemarket.com or www.gocompare.com for a variety of insurance quotes. Again cover your holiday straight away: buy insurance as soon as you’ve booked your stay and your travel.

Please note: in a case of unforseen circumstance, Highcliffe may need to reallocate you to another room. If we need to cancel your holiday we will fully refund you. In case of cancellation no further payment other than the cost of your stay with Highcliffe will be made.


Sadly we are unable to accept pets. Aid dogs are welcomed without charge. Please provide certification.


Children 12 and over are welcome at Highcliffe House with Rooms. Sadly the house does not have a family room. Max occupancy in all rooms (excpept 6 our single occupancy room), is 2 persons. Room 6 is great for one person and is located next door to room 5 our double and opposite rooms 2 and 3 which are both doubles. These rooms are all on the first floor and have there own locks. Rooms 7 & 8 are both double rooms and they are located on the second floor. There are no other rooms on that floor. We do not have twin bedded rooms.


We have parking for 6 cars on site. There is allocation for 1 car per room. There is also free parking all around the house within seconds of the grounds.

Deposit return

Deposits are non refundable under any circumstance. Please read the Terms and Conditions before booking a room.

Exceptional…Way above what we expected! Room 7 was stunning with amazing views over the harbour, the best bed and bedding and Molton Brown toiletries – just epic! I told Vanessa it was our delayed honeymoon and we had balloons and a Mr and Mrs banner strung up! An 8 minute stroll to the harbour. All of it was just perfect
